| 1:00 | Railroads and Real Estate: A Review of Railroad and Real Estate Law in Virginia Do you know the rich history of railroads in Virginia? Did you know that Virginia is currently at the dawn of a new era of railroads and public transportation? In this presentation, we will discuss the history of railroads and corresponding real estate law that has developed in the Commonwealth and nationwide since the 1800s. We will discuss issues involving railroad titles and various issues involving railroad rights-of-way in Virginia. Lastly, we will discuss the emergence of the Virginia Passenger Rail Authority (VPRA), its enabling act, and the VPRA’s ambitious goal to connect the entire Commonwealth with public rail transportation. |

| 11:50 | Protecting the Client Against Real Estate Fraud Real estate fraud in both residential and commercial transactions continues to rise, arguably being the greatest source of injury to purchasers, sellers, and the settlement attorneys who help them. Applicable state statutes, ethical rules, and industry standards require the real estate practitioner to protect the client against such attacks. This solutions-oriented presentation will review the latest fraud schemes and how to stop them, including identity theft, the many forms of phishing, and technological attacks—and how the rise of AI can both help and hurt the practitioner. |
