    It is not proper for buyer's attorney in a residential real estate transaction to impose a charge upon the sellers for the release of deeds of trust on the property to be sold absent any prior agreement or recitation that the charge would be imposed. [DR:2-105, LE Op. 425 and LE Op. 647]
